We offer rendering services and professional designer services that help create the ideal look for your space and save on some of the headaches when it comes to planning and overall selections.
Once we have the ideas generated, we obtain all necessary permits and complete any necessary paperwork with governing departments to make sure your project get's the green light to move forward. We submit documents, communicate with the building department, and ensure that once the project starts, the transition through each phase is as smooth and streamlined as possible. We coordinate inspections throughout the building phases and make sure that, once your project is complete, you obtain a Certificate of Occupancy and are ready to enjoy your new space.
Permits are not the only consideration our clients need to account for. Most neighborhoods we work in have an HOA with their own guidelines and covenants. We provide the necessary documentation to the homeowner to communicate to the HOA and obtain clearance from their local boards to peruse large scale add ons and alterations.


Once the permits are submitted and plans are approved, and burried utilities are located, targeted demolition begins. We carefully and selectively take apart your existing building in the location we will be tying into. We remove the siding, soffits, and adjust the framing where needed to tie into your existing roof line and foundation. We leave much of your existing building intact untill the framing phase. The building site gets prepared, utilities are ran below ground. Any plumbing that is being added, gets placed in its designatedlocation. During this phase, our goal is to maintain as much of your exterior envelope intact, while locating the necessary structural members and junction points. This helps us confirm that there are no surprises when we get to the framing phase, and if there are, we have time to readjust our approach.

We believe that a good, level, and strong foundation is essential to achieve the finish level we pride ourselves in. Without a solid base, adjustments, inequalities, and ofsets become an ever-present dilemma. We pour our concrete precisely, make sure that is is lazer leveled, and tie into your existing foundation using rebar to connect the new and the old. This ensures there is no shifting between the two and your new addition becomes one with your home.

During the framing phase, the building really comes to life. Our framers are diligent and masterful when they set their walls, hang their rafters, and set beams, tresses, and other structural components. We ensure that blocking is added where you need extra support. Towel bars, toilet roll holders, cabinets, shelves, and curtain rods all need a string backing to secure to. If we are adding permanent finishes, we ensure that they have permanent support. We use a mix of standard lumber for our walls, planed down to provide a nice flat surface for the finish. We use engeneered lumber where dimensional precision is key, like in flooring assemblies and vaulted ceilings. This is how we are able to achieve high end finishes, flat walls and ceilings, and quiet floors.
During this phase, the trades come in to run electrical, plumbing, and HVAC through the skeleton of the new structure.
